Ofer Park: When a Workplace Becomes a Living, Breathing Community

Imagine a vast space spanning approximately 150,000 square meters, divided into two complementary complexes – East and West – each a world of its own. On the western side lies Ofer West, covering about 88,000 square meters with six buildings and around 3,000 parking spaces, home to leading companies such as Amperest, Skyline, MaxLinear, Pantera, Algosec, Kyndryl, Cellebrite, Pelephone, and AVIV. On the eastern side lies Ofer East, spanning about 60,000 square meters with four buildings and about 1,250 parking spaces, hosting top‑tier companies such as IBM, Global‑E, Nisko, Intuit, and Marvell.
At the heart of the park you’ll find a vibrant retail level, community spaces, and a wide array of services, all together making Ofer Park – owned by the Melisron Group – one of Israel’s largest and most significant business complexes. Since Electra FM assumed management in March 2025, the park has been transforming into an innovative model of a workplace that is alive, dynamic, and deeply connected to its community.

On March 1, 2025, Electra FM took over the management of Ofer Park with a clear goal: to create a new standard of integrated facility management and services. Ariel Properties – the subsidiary specializing in property management – led the initiative and began operating the facility at an unprecedented level. Subsequently, Electra FM’s maintenance division, Tavas cleaning company, and Electra Security joined in, all subsidiaries of Electra FM, leading the maintenance, cleaning, and security sectors in a move that marked extensive strategic cooperation with the Melisron Group and all its companies.

Electra FM’s maintenance division is present on-site daily, integrating advanced routine operations and managing complex electro-mechanical systems, supervising adherence to strict standards and ensuring complete functional continuity in every scenario. Avichai Tzabari, client manager for Ofer Park from the maintenance division, describes: “This is a strategically important site. We were required to preserve the existing maintenance team, implement new standards, meet regulatory requirements, and lead profound change. Today, when we see the satisfaction and responses in the field – it’s clear to us that this is just the beginning.”

Alongside maintenance, Tavas company – one of the prominent players in the cleaning and maintenance market – entered last July and brought with it an innovative approach to cleaning in complexes of this scale. Upon entry, Tavas performed a thorough alignment of parking garage and building lobby cleaning using the PowerJet unit – advanced high-pressure water washing technology that removes stubborn dirt accumulated over years and restores the complex to a clean and well-maintained appearance. This is a change that begins from the first moment a tenant or visitor enters the parking garage, continues through the lobbies and corridors, and creates a quality and respectful work experience. Tavas operates with ecological cleaning materials, integrates advanced mechanization, and operates an innovative service application that allows tenants and property managers to open service calls, track execution in real-time, receive updates, and experience complete transparency. To raise the service level, new teams of interior workers, gardeners, and professional machine operators were recruited, all specially trained and skilled to work in a complex environment. Dan Zilberman, VP of Customer Relations and Business Development, explains: “This move is not just acquiring another client – it’s a real leap forward in our service concept and innovation. We’re bringing technology, sustainability, and advanced service patterns here, with results that can be seen and felt every day.”
The security system in the park is managed by Electra Security and constitutes another critical pillar of the project.
Security operations are carried out with a dynamic and flexible approach, tailored to each area and specific need, combining advanced technology with a strong human presence.
The site is equipped with advanced HD cameras, sophisticated motion sensors, and some of the most cutting-edge control and monitoring systems in Israel, providing a real-time situational picture of every corner of the grounds. Skilled field teams—security personnel who have undergone specialized training—are deployed throughout the complex, delivering an immediate response to any incident or concern while maintaining full operational continuity.
This combination allows the park to host community events, open markets, and social activities without compromising the safety of tenants and visitors.

Parallel to all these, there is a strong community concept in the complex that brings real value to tenants. The central Lounge space has become a hub of daily connections and inspiration, and in recent months, unique services have been added that provide a real living experience within the workplace: music lessons, guitar lessons, a podcast recording room, tailoring services, and manicure and pedicure services – all so every tenant can enjoy a rich and full workday. Guy Rotstein, VP at Ariel Properties, notes with pride: “Ofer Park is much more than an office complex – it’s a playground of excellence, community, and innovation. We managed to build something that people really want to be part of – and this is just the tip of the iceberg.” Liat Karpel, the professional manager of the Lounge and customer experience, adds: “From the first moment we knew we were here to make a real change, a revolution. We listened to tenants, conducted satisfaction surveys, discovered they were looking for much more than a workplace – they want an experience, real connections, community. We understood that we’re not just managing a property, we’re building a home.”

The changes are noticeable on-site: the synagogue was renovated, refurbished, and a Torah scroll was brought in, the gym was renewed and regular activities such as yoga, Pilates, farmers’ market, and flower market were launched alongside Happy Hour and digital content – all as part of the IFM concept that provides management, maintenance, security, and cleaning at the highest level. The AppGrade application allows tenants to create direct contact with complex managers, order services, and register for activities at the touch of a button. In the park, you’ll also find a convenience store, dining areas, laundry lockers, a barbershop, ATM, active gym, and electric vehicle charging stations to turn every workday into a day with real added value.

The results came quickly: within just five months, a forty percent increase in tenant satisfaction was recorded, a twenty-five percent increase in occupancy, and a thirty percent decrease in complaints. Beyond the numbers, a sense of community, home, and daily inspiration was built here.
