As part of its management of the complex, Ariel Properties, together with Electra FM, provides a comprehensive range of services, including a dedicated on-site maintenance team, preventive and corrective maintenance for the complex’s systems, project management, periodic inspections of emergency systems, compliance with Fire and Rescue Authority requirements through qualified contractors and suppliers, and ongoing operational support. Over the years, the scope of services has expanded in line with the evolving needs of the complex, with continuous adaptation to new operational challenges.
According to Eitan Ronen, Aviv B’Gimel Complex Manager, true partnerships are not built overnight.

Over the years, the relationship between the parties has developed far beyond the delivery of routine services. The real story, however, is told by the people working on site every day. Eitan especially highlights Oded Agai, a maintenance professional who has been serving the complex since 2012. His deep familiarity with the property and its systems often enables him to identify and resolve issues quickly, even in situations where an external contractor might otherwise have been required. Together with the dedicated maintenance team, he has become an integral part of the complex’s daily operations and is highly appreciated by its residents.
The teams’ daily presence on site has fostered close personal relationships with the residents. This familiarity is reflected in their high level of availability and continuous service, to the point where residents often turn directly to the maintenance staff. Alongside the maintenance teams, the security and cleaning personnel also play an important role in the residents’ daily experience, contributing every day to their sense of safety, order, and overall quality of life.
Professionalism is reflected not only in major projects but also in everyday operations. The maintenance teams consistently carry out routine inspections and preventive maintenance of all emergency systems. As a result, according to Eitan, the complex has experienced very few significant malfunctions during hours when the maintenance team is off-site in recent years, demonstrating the value of continuous, responsible, and professional maintenance.

In addition to routine maintenance, the teams have led several significant improvement projects throughout the years. One of the most notable was a large-scale project to replace approximately 800 lighting fixtures in the stairwells and storage rooms across all six buildings. The project included evaluating alternatives, obtaining multiple quotations, selecting the most suitable contractor, and overseeing the entire implementation process in close cooperation with the residents’ committee.
